When an owners’ association (comunidad de propietarios) is unhappy, someone searches for “property manager in Castellón” or asks in the residents’ group. Then the owners’ meeting (junta de propietarios), which makes the decision, has to be won over.

How to change property manager
Appointing and removing the property manager is a matter for the owners’ meeting (Horizontal Property Act, article 14). The appointment lasts one year unless the bylaws say otherwise, and the owners can dismiss the manager earlier at an extraordinary meeting (article 13.7). That meeting is called by the president, also at the request of a quarter of the owners or of owners holding 25% of the ownership shares. If the president does not call it, those who requested it can do so (article 16).
Who can be a property manager
Any owner, or a person with sufficient and legally recognised professional qualifications, can be the property manager (article 13.6). Explaining your qualifications and your professional membership on the website is an argument in your favour at the meeting.
Professional association and guarantees
The Association of Property Managers of Valencia and Castellón (Colegio de Administradores de Fincas) has a public search tool that shows whether a member is practising and whether they have professional liability and surety insurance. If you are a member, linking to it from your website builds trust.
Mandatory information
Article 10 of the Information Society Services Act (Ley 34/2002, LSSI) requires you to show your identification details on the website and, where applicable, your professional association and membership number. Who decides whether to change property manager?

Who does my website need to convince?

Do I need a page for each town?
No. Only if there is something specific to say about each one. Near-identical pages with the town name swapped do not help and can harm you on Google.
Can I ask owners’ associations for reviews?
Yes, without offering anything in return and without asking only the happy ones. As a precaution, do not use the email addresses or phone numbers you process on behalf of the association: according to the AEPD, they cannot be used for advertising. Display the link or QR code for your profile where people can see it: in your client portal, your email signature and your office.
